One Address, Three Possible Towns
Valhalla is a hamlet in the Town of Mount Pleasant. But the Valhalla ZIP code takes in portions of three towns: Mount Pleasant, Greenburgh and North Castle. A house with a Valhalla address is permitted by whichever town it actually sits in. The mailing address does not tell you which one.
Mount Pleasant's Town Hall and its building department are in Valhalla itself: 1 Town Hall Plaza, (914) 742-2305. That is the Town's number, not ours — our number is (914) 474-1951. The building department can confirm from your address which town has jurisdiction, and that is the first question to settle before any permit work starts.
Davis Brook, the Dam and the Hamlet
The hamlet was originally called Davis Brook. In 1861 a post office was built and the place was renamed Valhalla. The Kensico Dam is in Valhalla, and Kensico Cemetery was founded there in 1889.
The dam and the cemetery are landmarks, but what matters for a remodel is the land around them. The same wetlands and watercourses that shaped the area are what the Town regulates today, and a house near any of them is a house with an extra step before the building permit.
Near Water: the 50-Foot Rule
Under the Town of Mount Pleasant's wetlands law, activity within 50 feet of the edge of a wetland, water body or watercourse is regulated and needs approval from the Town Engineer or, for larger work, the Planning Board. This is the Mount Pleasant rule only — we do not state what Greenburgh or North Castle require.
For an addition, that distance is measured before anything is drawn. A house near a stream or a wetland may still be buildable, but where the addition can go is decided in part by that 50-foot line. We walk the lot with you at the estimate and find out what the Town requires. Read more on our permits and licensing page.
The Building Department
The Town of Mount Pleasant building department is at 1 Town Hall Plaza, Valhalla, (914) 742-2305. That is the Town's number, not ours — our number is (914) 474-1951.
We hold a Westchester County Home Improvement License, number WC-33098-H20, and we pull the permits for the work we do through whichever town has jurisdiction. We do not start the work before the permit is in place.
What We Do in Valhalla
We do four things, all residential: kitchen remodeling, bathroom remodeling, home additions, and home remodeling. Our projects start at $40,000, and we do not do handyman work or small repairs.
Anthony Quattrone has more than 40 years of experience and is on the job himself. The estimates are free, and the work carries a one-year warranty. If your project is a full kitchen, a full bathroom, an addition, or a multi-room renovation, call us or request a free estimate.
Where We Work
We work in Westchester County, New York, and only there. Valhalla is one of the towns we serve.
