A Town of Six Hamlets
Lewisboro is a town. Its hamlets are South Salem, Cross River, Goldens Bridge, Waccabuc, Vista and Lewisboro.
The Town's own master plan describes it as a relatively rural place of rolling hills, lakes, woods and open fields. There are seven lakes in the town. The Waccabuc Historic District is listed on the National Register of Historic Places.
What that means for a remodel is a town that is rural by design, with houses spread out across the hamlets and a lot of land between them. The conditions behind the walls vary with the age of the house, but the setting is consistent: room, water and trees.
Wells and Septic Are the Rule Here
Most of Lewisboro is served by individual wells and septic systems. Town law requires a septic system to be inspected at least once every five years.
There is a detail worth knowing before you apply. Since October 1, 2024, the Town's building permit application asks for the receipt from the most recent septic tank pump-out. It is the kind of small thing that delays a permit if nobody mentions it, so we bring it up early.
Septic matters for an addition because a system is sized to the bedrooms. Under Westchester County Health Department rules, when a house served by its own septic system gets an addition, the local building department refers it to the Health Department, which has to sign off that the existing system is adequate. We explain the full process on our permits and licensing page.
The 150-Foot Wetland Buffer
The Town regulates activity in wetlands, watercourses and a buffer around them that extends 150 feet. The Planning Board handles larger activities and the Town Wetland Inspector handles administrative permits.
With seven lakes and watercourses running through the town, a buffer that wide reaches a lot of back yards. For an addition, where that buffer falls on the lot is the first thing to establish — before a floor plan is drawn, before a permit is applied for. The lot and the water together tell you what is possible.
This is the kind of rule that is better to learn at the start than to run into later. We raise it at the estimate.
Trees and the Special Character Districts
Tree permits apply to trees in a wetland or its buffer, on steep ground, to specimen trees, and to trees in a Special Character Overlay District.
The Town's Architecture and Community Appearance Review Council reviews exterior work on properties in the Special Character Overlay Districts and on listed historic properties. It does not review every house, so the question of whether it applies to yours is one for the building department.
The Building Department
The Lewisboro building department is at 892 Route 35, Cross River, (914) 763-3060. That is the Town's number, not ours — our number is (914) 474-1951.
The Town's building permit application requires a copy of the contractor's Westchester County license. Ours is on file — we hold license number WC-33098-H20 — and we pull the permits for the work we do through the Town of Lewisboro.
What We Do in Lewisboro
We do four things, all residential, and we work across the hamlets — South Salem, Cross River, Goldens Bridge, Waccabuc, Vista and Lewisboro: kitchen remodeling, bathroom remodeling, home additions, and home remodeling. Our projects start at $40,000, and we do not do handyman work or small repairs.
Anthony Quattrone has more than 40 years of experience and is on the job himself. The estimates are free, and the work carries a one-year warranty. If your project is a full kitchen, a full bathroom, an addition, or a multi-room renovation, call us or request a free estimate.
Where We Work
We work in Westchester County, New York, and only there. Lewisboro is one of the towns we serve.
